Five tips for finding off-campus housing

Do you want to live off campus next year but don’t know where to start? Here are a few tips to help you find the perfect place to call home during the school year.

Determine your non-negotiables

Create a list of non-negotiable features you need in your new place, whether that's in-unit washers and dryers, a quiet study space, wood floors or a short distance to campus. Having this defined will help you narrow down your search and avoid wasting time on properties that don't fit your needs.

Leverage online platforms

Online platforms like Apartments.com, Trulia and Zillow offer comprehensive listings with detailed photos, virtual tours and contact information. Ensure to cross-reference listings on multiple sites, as rental prices and available units can vary between platforms.

Tap into student networks

Ask current Xavier students for recommendations about which neighborhoods are great for students, which landlords are responsive and which areas to avoid. Plus, they might know about available properties that are not listed online.

Walk around neighborhoods

Take a walk through your desired neighborhood and keep an eye out for “For Rent” signs. Make sure to write down contact information listed, as well as the neighborhood’s atmosphere, safety and proximity to campus.

Ask questions

Before signing a lease, make sure to inquire about anything that seems unclear to you. Here are some key questions to ask your potential landlord: What utilities are included in the rent? Are there additional fees for parking, pets or amenities? Is renters insurance required and is the rent controlled?
